Right of Way Agent performs a range of right of way related work to support public and private sector projects. The work progresses from administrative and basic support work to complex, politically sensitive, multi-disciplined transactions and project management functions. The Agent will either perform the work, coordinate, or support others performing the work, depending upon the project, task, and ability of the particular Agent. The Agent may perform the same functions of the ROW Assistant, as needed, but will primarily be the primary project team member that specifically coordinates efforts with the client, property owners, tenants, and other stakeholders as needed. They will review and understand title reports, vesting types, appraisal standards, basic offer package requirements, negotiation strategies, and facilitate/assist with other regulatory activities in conjunction with client and project requirements.
Essential Functions
- Complete all assigned tasks on time, within budget while maintaining high professional standards and client satisfaction
- Works well with others and is able to develop rapport and trust with both clients and property owners
- Regular and punctual attendance is paramount to this position
- Assist with projects, team performance, and delivering and building solutions
- Responsible for managing and executing project activities, under the direction of a Project Manager (PM) and/or ROW Supervisor
- Review and understand project/property/owner/tenant-specific information; project maps, engineering designs, title reports, vesting deeds, property profiles, appraisals (including Review, FF&E, and Goodwill), rent rolls, estimates, budgets, and schedules
- Prepare offer packages, purchase and sale agreements, escrow instructions,
- Present offers, negotiate and justify proposed settlements for clients/files
- Effectively and accurately communicate relevant project information to the PM and project team
- Integral member of the project team responsible for delivering development projects of varying size and complexity
- Responsible for organizing and managing project activities, under the direction of a Project Manager (PM) and/or ROW Supervisor
- Update and maintain status reports and parcel diaries accurately and deliver in a timely fashion
- Prepare project organization by preparing initial report templates, database set-up, create traditional and electronic files, pull property data sheets, assessor and other project maps, etc.
Non-Essential Functions
- Update and maintain status reports, databases, file information and diaries accurately and in a timely fashion
- Coordinate meetings with property owners, tenants, and other stakeholders as needed
- Coordinate project agreements, contracts, receivables, deliverables, etc.
- Track & manage specific tasks pertinent to each project
- As requested, coordinate client agreements, contracts, purchase orders, approvals, etc.
- As requested, complete questionnaires (surveys), coordinate project agreements, contracts, receivables, deliverables, etc.
- Gather information from maps in order to understand basic property information
- Demonstrate a general knowledge of real estate practices and principles, and map reading
- Must be able to take direction, clarify if uncertain of request, and make appropriate notes to understand and appropriately respond to project manager’s and clients’ business needs, and interface effectively and/or collaborate with others
- Demonstrate ability to accurately analyze information and provide advice, solutions and recommendations on decisions
- Demonstrate the ability to take initiative and accountability for the accuracy of information and for achieving results
- Must be self-reliant, capable of following map directions to property locations, and able to perform field inspections as needed
Desired Education and Qualifications
- Valid driver’s license with a clean driving record and proof of current auto insurance policy
- Bachelor’s degree preferred or equivalent
- Two (2) or more years’ experience in right of way environment preferred or (5) or more years of experience in a real estate related environment
- Able to travel
- Must be computer savvy with a high level of proficiency in Word, Excel, Outlook and basic database management systems
- Must possess strong interpersonal skills and is able to develop rapport easily
- Must have strong oral and written communication skills, and be customer-focused
- Self-motivated with a desire to learn and grow within the organization
- Must be able to obtain Georgia notary
